At Spanky Clean Melbourne, pricing depends on the service type and the size of your space. Every property is different, so we don’t offer one-size-fits-all pricing. Get in touch — we’ll send you a custom quote and is free and no-obligation. 


Please note that payment must be made in advance to secure your cleaning appointment. We give priority to clients who pay their invoices promptly when scheduling appointments. Unpaid bookings may be rescheduled or cancelled.

We offer easy and secure payment options via credit card or bank deposit. A confirmation or tax invoice will be issued once payment is processed.


We take end-of-lease cleaning seriously — because we know your bond depends on it. Every property is different, so we tailor our approach based on size, condition, and any extras you need — whether it's walls, balconies, windows, or grout. No need to be there on the day. We understand you’ve got a lot on, and we’ve got it covered.

If your property manager flags any missed areas, we’ll return to fix them — free of charge. To qualify for this guarantee, please get in touch within five (5) days from the date of your clean. We will require the exit/final condition report along with photos before scheduling a revisit. The 100% bond-back guarantee only applies to the items you were quoted for and invoiced on.


Check with your Property Manager for any additional requirements.
These may include: carpet cleaning, grout scrubbing, wall washing, air filter cleaning, fridge and oven detailing, balcony and window cleaning, or removal of fly stains from light fittings and smoke alarms (if safely accessible).

Fair wear and tear" is a term used to describe the normal signs of wear and tear on a property over time. Renters are not responsible for fixing these issues.


Examples of fair wear and tear include 

  • Faded curtains or frayed cords
  • Furniture indentations and traffic marks on the carpet
  • Scuffed wooden floors
  • Faded, chipped or cracked paint
  • Worn kitchen benchtop
  • Loose hinges or window or door handles; worn sliding tracks
  • Cracks in the walls from movement
  • Water stains on the carpet resulting from a leaky roof or bad plumbing
  • Worn paint near the light switch


Now, if there's damage caused by renters, their pets, or their guests, that's a different story.


Examples of Damage include

  • Curtains that are missing or torn by a pet
  • Stains or burn marks on the carpet
  • Badly scratched or gouged wooden floors
  • The unapproved or poor-quality paint job
  • Burns or cuts in benchtop
  • Broken panes from one of the tenant's children hitting a ball through the window
  • Holes in walls from tenant hammering in nails or from removing picture hooks or shelves
  • Water stains on the carpet resulting from an overflowing bath or indoor pot plants
  • Paint damage resulting from removing decorations stuck with Blu-Tack or sticky tape


It's important to note that Spanky Clean is not responsible for any normal wear and tear or property damage that occurs before the cleaning service.


Terms And Conditions

Before using our services, please take a moment to review the following terms and conditions. By booking a service with us, you agree to follow these terms. Just a heads-up - we may update these terms without prior notice, but don't worry, any changes will be posted on our website.



  1. Quotes: All quotes are estimates only and cover basic end-of-lease cleaning. To ensure accurate pricing, we may request photos of key areas such as bathrooms, showers, kitchens, ovens, and other relevant spaces. Please note that prices may vary for properties requiring additional cleaning due to their condition.
  2. Invoices/Payment Policy: We require advance payment for the invoice to secure your cleaning appointment. Failure to confirm payment may result in rescheduling your preferred time slot. We give priority to clients who pay their invoices promptly when scheduling appointments.
  3. Payment Process: You can pay online with a credit card, use PayID, or make a direct bank deposit.
  4. Price Variation: Prices for our services are tailored to reflect the unique aspects of your property, including size, cleaning duration, chemical requirements, and overall property condition.
  5. Pets: Additional charges apply for cleaning pet hair, pet fumigation or flea treatment if pets reside on the property.
  6. Furniture and Appliances: We do not move furniture or clean behind, underneath, or on the side of items.
  7. Rust and Stains: While we do our best, we cannot guarantee the removal of rust from oven trays, cooktops, tiles, or other areas.
  8. Bond-Back Guarantee To qualify for this guarantee, please get in touch with us within five (5) days from the date of your clean. We will require the exit/final condition report and photos before scheduling a revisit. The 100% bond-back guarantee only applies to the items you were quoted and invoiced for.
  9. Carpet Steam Cleaning: We do our best to remove stains from carpets, but complete removal isn't guaranteed. Success depends on factors like the type of stain, how long it's been there, and the carpet's material. Additional treatments for stubborn stains incur extra charges. (The two-room minimum for all jobs is $110 plus GST.)
  10. Wall Cleaning: While sugar soap is adequate for general wall washing, it may not completely remove stubborn stains like deep scuff marks, blue tack, crayons, permanent markers, yellow smoke stains, or paint spots. Additional cleaning methods may be needed for these specific types of stains; in some cases, repainting the wall may be necessary.
  11. Blinds: We do not guarantee cleaning blinds due to varying types and conditions.
  12. Cancellation Fees: A $50 fee will be charged for cancellations with less than 24 hours' notice unless an alternative time has been mutually agreed upon for another date.
  13. Utilities Requirement: Water and electricity must be connected on the scheduled cleaning day.  
  14. Additional Services/Add-On Extra: Services such as key pick-up, wall washing, ceiling and mould cleaning, garage, external window, balcony, patio, AC or dishwasher filter cleaning, lawn mowing, and rubbish removal are available upon request. Note that these services come at an additional cost.
  15. Equipment Access: Extra charges apply if equipment must be carried to higher floors without lift access (Older Buildings/Townhouses).
  16. Parking: Please ensure there is available parking on the day of your cleaning appointment for loading and unloading equipment, machines, and products. If free parking or visitor parking is unavailable, an additional charge for paid car parks or metered parking will be applied to the cleaning fee.
  17. Customer Presence: Customers cannot remain on-site during cleaning.
  18. Rubbish Removal/Tip Fees: LOADING, TRANSPORTATION, UNLOADING & TIP FEES. Mixed Waste \ Disposal Fees as of 1 July 2023: 1. Trailer Single Axle Water Level - $120.00 2. Trailer Single Axle Heaped - $210.00 (*Please note on top of the standard tip fee, it costs an extra $12.50 per car tyre & $37.50 per bed mattress or mattress base)
  19. Fair Wear & Tear: We are not responsible for normal wear and tear or property damage caused before the cleaning service.
